Abstract Definitions
New Abstract: A compilation of all documents filed of
public record affecting a specific parcel of real estate from the
date of the root of title (a transfer of the entire title at
least 40 years prior to certification date) to the date of
certification. Documents are shown in accordance with the
standards set by the Iowa State Bar Association and the Iowa Land
Title Association. Includes appropriate judgment and lien
searches against all titleholders in the chain of title and
status of the real estate taxes (including amount, year(s), and
parcel identification number). Search also conducted from the
date of the government entry to the date of the root of title for
any matters affecting the real estate such as: easements, party
wall agreements, surveys or plats (some counties may include
United States Patents).
Continuation of Abstract: A compilation of all documents
filed of public record affecting a specific parcel of real estate
from the date of the last continuation of abstract to the date of
certification. Documents are shown in accordance with the
standards set by the Iowa State Bar Association and the Iowa Land
Title Association. Includes appropriate judgment and lien
searches against all titleholders in the chain of title and
status of the real estate taxes (including amount, year(s), and
parcel identification number).
Personal Lien Certificate (PLC): Reports any judgments or
liens filed against an individual in the reporting county.
Includes case number, who judgment or lien is in favor of, amount
of the judgment, and any partial payments made as of the date of
the search.
Addendum to Abstract: A showing of a specific instrument
from the public records according to the standards set by the
Iowa State Bar Association and the Iowa Land Title Association.
Addendum to show Release: A showing of a release of
mortgage filed of public record. Shown according to the standards
set by the Iowa State Bar Association and the Iowa Land Title
Association. No charge when done following a final continuation
of abstract.
Final Continuation: A compilation of all documents filed
of public record affecting a specific parcel of real estate from
the date of the last continuation of abstract to the date of
certification, which is most often the filing date of the
mortgage. Documents are shown in accordance with the standards
set by the Iowa State Bar Association and the Iowa Land Title
Association. Includes appropriate judgment and lien searches
against titleholders in the chain of title and status of the real
estate taxes (including amount, year (s), and parcel
identification number). Be specific with your instructions. Our
policy is to continue the final through the first mortgage unless
otherwise requested.
Post Closing Certificate (PCC): An abbreviated,
report-formatted “final”. The Post Closing Certificate provides
information recorded from the date of the last continuation of
abstract through the filing date of the newly recorded mortgage.
Copy of Abstract: A re-certified duplicate of a prior
abstract of title.
Stub Continuation of Abstract: A compilation of all
documents filed of public record affecting a specific parcel of
real estate from a specifically requested date to the date of
certification. Documents are shown in accordance with the
standards set by the Iowa State Bar Association and the Iowa Land
Title Association. Includes appropriate judgment and lien
searches against all titleholders in the chain of title and
status of the real estate taxes (including amount, year (s), and
parcel identification number).
Marketable Title Certification: A compilation of all
documents filed of public record affecting a specific parcel of
real estate from the date of the root of title (a transfer of the
entire title at least 40 years prior to certification date) to
the date of certification. Documents are shown in accordance with
the standards set by the Iowa State Bar Association and the Iowa
Land Title Association. Includes appropriate judgment and lien
searches against all titleholders in the chain of title. Search
also conducted from the date of the government entry to the date
of the root of title for any matters affecting the real estate
such as: easements, party wall agreements, surveys or plats (some
counties may include United States Patents). Includes a
reformatting of an existing abstract to include the above.
New Plat/Condo: A creation of a new abstract (as defined
above under New Abstract) or the continuation of the abstract
(defined above under Continuation of Abstract) in preparation for
the filing of a platted subdivision or a submission of real
estate to the condominium regime.
Fastfax: A faxed copy of a requested-recorded document by
a customer.
Monthly Mortgage Report: A report by mortgage lender of the
number of mortgages filed in a particular month, the % of the
total that number represents, the total dollars of their recorded
mortgages, and the % of the total dollars that number represents.
Mortgage Detail Report: A report of all mortgages filed
within a specific month as shown in the DMS posting includes
volume/page, mortgagees, mortgagor, & date of recording and
amount of mortgage).
Report Definitions
Report of Ownership: Last grantee, devisee, heir-at-law
in chain of title, correct legal description, and outstanding
mortgages. (24-48 hr turn time)
Report of Liens: Last grantee, devisee, heir-at-law in
chain of title, correct legal description, parcel identification
number, judgments and other liens against current titleholders
and all outstanding mortgages. (24-48 hr turn time)
Report of Title: Same as Report of Liens above, but search
also includes easements, restrictive covenants, plats, and
surveys. (7 day turn time)
Copies of Documents
Day of Close/Last Minute Search: Must be within 90 days
of certification date of prior report. No charge to record or
file, but check for Recorder’s/Clerk’s fees must accompany
documents.
Mechanics Lien: Only Mechanics Liens as to a specific
parcel of real estate. (24-48 hr turn time)
UCC Search: UCC filings as to names supplied by customer.
